It would seem that June drops off as families take vacation and the Spring market officially comes to a close.
Where I’m located, in Philadelphia, that cannot be any truer.

Yes. I like to call it the “Cold Season”.
Janaury can be an awful month to sell your house. Everyone is just finishing the holidays, the weather is cold in Pennsylvania and there really is not much activity overall. If you’re desparate to sell, then that’s one thing, but you will definitley find a shortage of retail buyers in January as not many are looking. Think of it like hibernation…because that’s what the real estate market is doing in January.
December is also an awful month to sell your house. It may not be as bad as January, but it will be very slow moving. Many people do not want to buy a home in December because they are preparing for the holidays, decorating their own home and waiting to make any major changes after the end of the year.
Things are starting to thaw out in February but it’s still going to be a slow month to sell your house. If you’re looking for a fast way to sell your house, then February will not be your month! It’s quiet, mostly because sellers know that they can just wait out another month or two for the Spring market.
